Preparing for an NSPIRE inspection can be stressful, especially when a property has aging equipment, discontinued parts, or maintenance items that are difficult to source. A little preparation can help maintenance teams identify problems before inspection day.
1. Smoke and Carbon Monoxide Alarms Check that required alarms are installed, securely mounted, powered, and functioning properly. Older or discontinued models may need replacement before an inspection.
2. GFCI Receptacles and Electrical Components Inspect outlets in applicable areas for damage or improper operation. Maintenance teams should also look for broken covers, damaged switches, and other visible electrical issues.
3. Plumbing Fixtures and Leaks Check faucets, supply lines, toilets, shutoff valves, drains, and other plumbing components for leaks or damage. Even a small replacement part can become a problem when the original item has been discontinued.
4. Lighting and Emergency Lighting Verify that interior, exterior, common-area, and emergency lighting is working properly. Replacement drivers, batteries, bulbs, fixtures, and specialty components can sometimes be difficult to locate.
5. Doors, Locks, and Hardware Inspect door closers, locks, handles, hinges, strike plates, and other hardware. Multifamily properties often contain older hardware that may no longer be readily available through traditional suppliers.
6. HVAC Filters and Replacement Parts Replace dirty filters and inspect HVAC equipment for obvious maintenance needs. Properties with unusual filter dimensions may require custom-size filters rather than standard retail sizes.
7. Hard to Find and Discontinued Maintenance Parts One of the biggest challenges for property maintenance teams is finding an exact replacement for an older component. Before an inspection, identify any backordered, obsolete, or difficult to source parts early so there is enough time to locate a replacement.
